It’s no wonder Spring has traditionally been an opportune time of year to sell. The weather is perfect for showing the most alluring nuances of each property and with the market so active right now, the timing couldn’t be better.
Of course we all know how important it is to communicate every detail, good and bad, to your listing agent, to help avoid any future discrepancies or issues with the new purchaser.
Here are 3 important issues to disclose to your agent:
1. Are you aware of any weathertight problems at your house? Ensuring a building provides shelter from the weather is one of its primary functions, so if this isn’t the case we need to know.
2. Are any fixed chattels not working? For example, are all light fittings and power points in good working order, and does the dishwasher work on every setting? Even the smallest details must be divulged to avoid any confusion.
3. Do you have all the necessary building consents and code compliance certificates for works carried out while you owned the property? This is perhaps the biggest gripe for purchasers, but being up front about it, or organising the necessary paperwork before going to market, is always the best policy.
Of course, the easiest way to help allay any concerns is to talk through the details with a reputable real estate agent, who knows all the right questions to ask.
